Hudson County Community College Foundation’s 10th Annual Scholarship Extravaganza

Hudson County Community College Vice President for Development, Joseph Sansone, announced that the HCCC Foundations 10th Annual Holiday Scholarship Extravaganza was its most successful yet.

The event was held in Journal Square on December 6 in the College’s new Culinary Arts Institution Conference Center at 161 Newkirk Street. Foundation Board of Directors Chairman, Paul Silverman, said the Gala committee had worked especially hard to make this year’s event the most special.

Grand Prize Lucky Odds Raffle Winnings donated by Joseph Panepinto as scholarship
One of the evening’s highlights was the “Lucky Odds Raffle” with the first prize winnings of $12,000 by Joseph Panepinto from Panepinto Properties - a real estate development company based in Jersey City. Attending the event and accepting the prize on Mr. Panepinto’s behalf was his daughter, Stephanie Panepinto, a HCCC Foundation Board member.

Upon acceptance of the prize, Ms. Panepinto donated back the winnings in the form of a scholarship to HCCC. The prize winnings will provide graduate students from Snyder High School a $2,000 a year scholarship for the next 6 years to cover tuition. The first student to receive the Panepinto Family Scholarship was Teyonnah Spinner, a nursing student from Jersey City, for the Fall 2007 to Spring 2009 school term.

Jersey City Museum Proudly Presents The Sixth Annual ArtRageous Ball 2009

Jersey City Museum’s Sixth Annual ArtRageous Ball will take place on Thursday, April 30, 2009 at brand-new Westin Hotel Jersey City, a premier venue located in the waterfront financial district of Jersey City.

Developer Joseph Panepinto ’66 from Panepinto Properties recalls a time...

Developer Joseph Panepinto ’66 recalls a time in the not-too-distant past when Starbucks, the upscale coffee retailer, refused to consider locating a franchise in Jersey City. Today, a Starbucks on 14th Street near the Hudson River waterfront is far from the only thing that’s hip and trendy in Jersey City.

Once an aging metropolis ravaged by rising crime and a shrinking industrial base, the city is now the state’s hottest urban market.

The redevelopment effort, initially confined to the area fronting the Hudson River, has swept across the river like a great wave of promise resulting in thriving business centers and residential enclaves for both upscale and working class families.

“The whole city has been exploding in a good sense for the last five years or so,” said Mayor Jerramiah T. Healy. “Ten years ago we had vacant lots and abandoned buildings. Right now there are five or six bidders lined up for each vacant lot and building. A decade ago you couldn’t give some of these things away.”

Gateway to Opportunity
The outlook was very different for Jersey City back in the mid-1970s, when Panepinto first wet his feet as a developer.

Joe Panepinto eyed Journal Square as a site with real potential for development and sunk $10,000 into a project to purchase and renovate 634 Summit Ave., which is now occupied by the New Jersey Superior Court.

As plans progressed along the waterfront, other projects in the area by Panepinto soon followed, including the construction of One Journal Square Plaza, the corporate headquarters for Maher Terminals.

“I just felt that there was a real opportunity to develop Journal Square,” said Panepinto, who is now President and Chief Executive Officer of Jersey City-based Panepinto Properties.

Jersey City’s business and residential markets have weathered several downturns through the past two decades of development. Experts say the city’s location and ample transportation into the city has played a key role in helping markets to rebound stronger than ever.

“Our key is our location,” Healy said. “We’re a gateway to the commercial, financial center of the world, New York City. With four ferry sites and multiple PATH train stations, you can access New York in minutes.”

Infrastructure improvements played a vital role in fueling Jersey City’s renaissance. The Hudson- Bergen Light Rail began operating in 2000 and now provides ready transportation from Bayonne to North Bergen. The system currently serves 34,000 riders a day and New Jersey Transit increased service frequency and doubled passenger capacity to keep up with demand.

As a congressman and now as a U.S. Senator, Robert Menendez ’76 played a critical role in securing state and federal funding for the $2.2 billion project.

“We were able to create an economic engine that continues to fuel new businesses and create new jobs,” said Menendez. “The Hudson- Bergen Light Rail has become a vital part of the region’s transportation network and a model of how we can thoughtfully link communities and provide transportation options while achieving our shared goals of reducing pollution, easing traffic and encouraging smart growth.”

As other urban centers continue to experience population declines, Jersey City saw its population spike by more than five percent between 1990 and 2000.

In fact, residential development in Jersey City is steaming full speed ahead with 8,000 units under construction and up to 85,000 more predicted to be built within the next 25 years, according to New Jersey Business magazine.

Panepinto’s State Square project transformed the Journal Square area that once housed the State Theater into a 12-story, 130-unit rental residence boasting 13,000 square feet of commercial and retail space and a 400-car parking garage. Completed in 2005, the project is the area’s first major residential project in 30 years.

On the waterfront, Panepinto is partnering with Donald Trump and several other firms to construct Trump Plaza, which will become the state’s two tallest luxury residential towers.

“When I came up with the idea of the tallest residential complex in New Jersey eight or nine years ago, people said I was crazy,” said Panepinto, who recently inspired other Saint Peter’s alumni to donate some $300,000 to the College through an extremely generous challenge gift of his own. “Now Trump loves the idea”.

A Conversation with New Jersey Real Estate Developer Joseph Panepinto from Panepinto Properties

The crisis in the financial markets has had all eyes turned toward Wall Street, with the occasional long stare down at Washington DC. But it's not just Manhattan skyscrapers that are feeling the shockwaves. Over the past decade, a lot of banks and financial services companies have moved big chunks of their operations across the Hudson River. And now Jersey City is finding itself uncomfortably close to Wall Street's fault line. Sally Herships reports.

Sally Herships: It's been a tough couple of weeks for Jeremiah Healy. He's Jersey City's Mayor. When those Wall Street banks started to fail, he felt one thing...

Jeremiah Healy: Scared, when the news first came out, 'cause I started counting jobs. I said there’s 3,400 jobs. 1,700 at Lehman Brothers, 1,500 at Merrill Lynch, 200 at AIG.

Healy: Now maybe 15 percent of those employees actually live in the city, but whether they live here or not, they are coming here every morning at 8:30. They go out to lunch at 12:30, they leave at 5 o'clock. That's all foot traffic. So we have all these small businesses that have evolved around that downtown area. All of those stand to be tremendously and negatively affected if those jobs went south.

Joe Panepinto: The mood there is that everybody is worried about losing their jobs. It's a high emotional time. It is fear. It's driven by fear. Joe Panepinto Jr. manages and develops real estate downtown at Panepinto Properties. His office is high in one of the glittering buildings that have sprung up along the waterfront in the last decade. Panepinto says he smelled fear in the Jersey City air when the meltdown began. But he caught a whiff of opportunity, too.

Joe Panepinto: It's not good news, it's never good news when financial and insurance industries hit like this, but it's not necessarily as bad as everyone would think for Jersey City. Panepinto's playing safe, hedging, if you like. He's put one project on hold. But he's going ahead with another development.

Joe Panepinto: Well we're real estate developers, so we always have to dream.

Herships: So there's going to be a new building?

Joe Panepinto: Yes, even with the market the way it is.

Herships: Ground will be broken?

Joe Panepinto: Exactly. I'll break it myself if I have to. Joe Panepinto has good reason to chuckle. The cost of doing business in Jersey City is low, especially compared to Manhattan. Hazel Zoleta is a commercial real estate broker. After the news broke about the Wall Street banks, she expected business to fall off. Instead, her phone exploded as investors piled on.

Hazel Zoleta: Owners are more willing to negotiate, everything from the leases to what kind of prices they are gonna be willing to sell for. So that's why people are out there. Smart business people and smart investors and really responsible home buyers are out there. You know if it's priced reasonable, people will buy.

The shopping frenzy isn't confined to the real estate market. Crisis or no crisis, Jersey City's malls are packed. And residents are shopping up a storm. Like Hazel Zoleta's clients they're snapping up bargains as sellers cut prices to clear inventory. All this activity puts money in Jersey City's pockets, but Mayor Jeremiah Healy is still nervous. He knows how important Wall Street is to his community.

Zoleta: I do not root for any bad news for New York City. I view it not as a big brother, as a gargantuan brother. And our fates are inextricably entwined for better or worse. We want New York to boom as they have forever and then we will then also boom.
